RevenueWA: current transfer-duty ratesFrequently asked questions — Western Australia transfer duty
Do first home buyers pay transfer duty in Western Australia?
For eligible home transactions entered into on or after 7 May 2026, no duty is payable up to $600,000. A concessional rate applies above $600,000 through $800,000. Above $800,000 the first-home-owner rate does not apply. The thresholds use the whole dutiable value, not just a buyer's share.
Official WA Revenue Office guidance — Do first home buyers pay transfer duty in Western Australia?Does the contract date or settlement date determine the WA first-home rate?
RevenueWA states that the rate depends on when the agreement is entered into, not settlement. Earlier transactions have different thresholds. This calculator only estimates dates within its displayed supported window. Dates after the rules check are provisional and assume unchanged rates and eligibility.
Official WA Revenue Office guidance — Does the contract date or settlement date determine the WA first-home rate?Is the WA duty concession the same as the First Home Owner Grant?
No. The grant and duty concession are separate benefits. An eligible established-home buyer may qualify for the first-home-owner duty rate without receiving the new-home grant. Approval and residence requirements still apply; the calculator's checkbox is not an approval.
Official WA Revenue Office guidance — Is the WA duty concession the same as the First Home Owner Grant?Does this WA calculator include vacant land or foreign transfer duty?
No. It covers residential homes, not the separate vacant-land thresholds, foreign transfer duty or exceptional concessions. Confirm those charges and any other eligibility with RevenueWA.
