Transaction date and taxable value

Add the transaction dates and the property's market value before mortgages. For ACT, use the earliest grant, transfer or agreement date.

Duty uses the higher of purchase price and market value. A price guide or lower offer is not a valuation.

Ordinary residential purchase contracts only. Special transactions need professional assessment.

ACT: supported contract dates 2026-07-01 to 2027-06-30. Dates after the rules check (2026-10-14) assume unchanged rules and require confirmation; dates outside the supported window cannot be estimated.

How taxable value and date rules work

This is the property's value without deducting mortgage debt, also called unencumbered market value. Duty uses the higher of purchase price and market value at the relevant transaction date. A price guide or lower offer is not a valuation. Changes require eligibility to be confirmed again.

ACT: enter the earliest grant, transfer or agreement date, not settlement.

Ordinary residential purchase contracts only. Earlier options, nominations, no-contract transfers and special transactions need professional assessment. These dates select duty rules, not payment deadlines.

Buyer type

This calculator covers homes only; vacant land, foreign surcharges, commercial/mixed-use and exceptional concessions are excluded.

Unconfirmed concessions are not applied. Confirmations are for an estimate, not an eligibility assessment.

The Home Buyer Concession Scheme is not limited to first-time buyers. From 1 July 2026 there is no income or property-value cap, but prior ownership by buyers and domestic partners (including overseas) and a 1-year residence rule still apply.
